Our story
We built VulaLet because we couldn't find a rental management tool that truly understood South Africa — its tax system, its legislation, its love of WhatsApp, and its landlord reality.
VulaLet
Rental ownership, leases, SARS records, arrears, and tenant operations.
VulaKomplex
Sectional title operations, levies, trustees, residents, and complex governance.
One Vula property suite. Two focused products, connected where rental and sectional title operations overlap.
See the integrationOur mission
“Vula” means “open”in isiZulu and isiXhosa — and that is exactly what we are trying to do. Professional property management tools have historically been either too expensive, built for managing agents (not owners), or designed for international markets that don't reflect SA reality.
VulaLet changes that. Whether you self-manage one flat or run an agency handling 500 units, you deserve a platform that speaks your language — Rental Housing Tribunal workflows, SARS, bond interest, and WhatsApp included.
What we stand for
Built around South African legislation — the Rental Housing Act, PIE Act, POPIA, SARB prime rate, TPN credit bureau, and CoJ/Tshwane tariff structures. Not an international product bolted onto the SA context.
Your data belongs to you, not your managing agent or us. Export everything, revoke any access, and leave without losing a single record. We built this constraint into the foundation.
SARS-ready from the first transaction, Rental Housing Act-aware lease workflows, POPIA-aware data handling, and bond interest tracked daily against the SARB rate. Not add-ons — the core.
We build what landlords actually need and say no to everything else. A smaller, sharper product that does one thing well beats a sprawling one that nobody fully understands.
Meet the founder
Cornel Esterhuyzen
Founder, VulaLet & VulaKomplex
Cornel built the Vula suite after experiencing South African property management from multiple angles — as a property owner frustrated by spreadsheets and shoebox receipts, and as someone who understood that the tools available simply didn't reflect the SA regulatory reality.
VulaLet was built alongside VulaKomplex (body corporate management) as the rental arm of the Vula suite. The two products share infrastructure and integrate directly — if your rental property is in a sectional title complex managed on VulaKomplex, levy data flows automatically into VulaLet.
“I built VulaLet because every landlord I knew dreaded year-end — and none of them had any idea how much their bond interest was actually saving them on tax. That should be automatic.”
We'd love to hear from South African landlords and agents.
